Selling Your Home in a Slow Market

Six months ago,
selling your home in Phoenix was easy. All you had to do was list
it, put up a For Sale sign, and then choose from the best offers.
How quickly the market can change in a few short months.
Traditionally, when a
home went on the market, the real estate agent suggested that home
owners have an open house. In fact, many agents provided home owners
with extensive lists of dos and do nots to make the home as attractive
as possible to open house shoppers.
While many of these tips
still makes sense for today owners (such as cleaning, fresh paint
and flooring, storing excess furniture and possessions, etc.), many
agents and owners are asking themselves if open houses are really
worth it.
The Internet is the single
most active source of generating sales for real estate. In fact,
the National Association of Realtors (NAR) conducted a survey that
found that 77 percent of home buyers shop for their home online.
Given this information,
why would an open house be effective, and is it worth the time and
effort? Well, open houses are very important. Not because they produce
immediate sales of the home, but because they offer the home owner
and the agent a wealth of information.
First, an open house
provides great feedback about a home. Simple pictures of the interior
and exterior of a home do not necessarily do justice to the property.
Too often, people actually need to go through the house to appreciate
its character.
As home owners, it is
easy to get so attached to our home, the work we put into the home,
or our furnishings, that we cannot be objective. Open house gives
us a chance to see the home with a fresh set of eyes. There is nothing
like an open house to get comments and feedback on the flaws, and
the parts of the home that work well.
Open houses show how
great the community is and how much it has to offer. When your home
is listed on the Internet, the listing cannot convey all the information
about your neighborhood, the atmosphere, the upkeep, the proximity
to shopping, parks and schools. Sometimes the open house makes seeing
is believing possible and your neighborhood could be an important
selling point.
An open house can also
generate a lot of talk about your home. Sometimes you will get neighbors
in, sometimes it is just those people referred to as lookie loos.
While they may not buy the home, they may know someone that would
be the perfect buyer.
When you are ready to
move into another home, you are ready to take whatever steps are
necessary to sell your home. Be flexible and willing to consider
a variety of alternatives for marketing your property and before
you know it, you will be in your new home.
